How Often Should You Pressure Wash Your Property in Champaign County?
It depends on multiple factors: the type of surface, local environmental conditions, and how the property is used. In Champaign County, all four seasons leave a mark on exterior surfaces. Spring pollen, summer humidity, fall foliage, and winter grime create conditions for mold, mildew, algae, and staining. Here's what we recommend by surface type.
Why Champaign County Has Specific Needs
Central Illinois humidity — particularly in summer — accelerates biological growth on exterior surfaces faster than in drier climates. Mature tree cover in older Champaign and Urbana neighborhoods keeps north-facing siding and driveways shaded and damp, which feeds algae and mildew growth. The four-season climate means multiple rounds of organic debris (pollen, leaf tannins, bird activity) land on surfaces each year. Annual cleaning prevents this from accumulating and bonding to the surface.
Homes — Once a Year
Annual house washing is the standard for most Champaign County homes. Spring or early summer is optimal — after pollen season, before summer humidity peaks. Properties with heavy tree cover, chronic north-side algae, or north-facing painted wood may need annual washing without exception to prevent the growth from establishing in the surface.
Driveways & Sidewalks — 1–2 Times Per Year
Concrete surfaces are susceptible to oil stains, tire marks, algae, and mildew. Once per year clears most buildup before it permanently stains. Driveways under heavy oak or maple canopy — common in Champaign's older neighborhoods — may benefit from twice-yearly cleaning: spring after winter, and fall before organic debris bonds into the surface. Decks & Fences — Once a Year
Wood decks and fences in Champaign County's humid summers gray out and develop algae within a growing season or two. Annual deck and fence cleaning before restaining or sealing is the standard approach. If you're not restaining every year, annual cleaning still matters — algae left on wood accelerates surface deterioration.
Windows — 2 Times Per Year
Seasonal changes cloud windows quickly. Professional window cleaning twice a year is the standard for most homes: spring to clear winter grime and pollen, fall to clear summer dust and insect residue before windows close for winter.
Commercial Properties — 2–4 Times Per Year
Commercial properties typically need cleaning every two to four times per year depending on the business type, foot traffic, and how the exterior is exposed. Restaurants and retail entries may need monthly attention for high-traffic concrete. Office buildings or light commercial spaces can often maintain appearance with quarterly visits. Most commercial clients set a recurring schedule after the first clean.
When to Clean More Frequently
Increase cleaning frequency if your property has any of these characteristics:
- Surrounding trees that deposit pollen, sap, or organic debris
- Visible mold or algae growth on north-facing surfaces
- North-facing siding or surfaces that stay in shade most of the day
- Heavy foot traffic or vehicle traffic near the building
- Property going up for rent or sale
